Before you can buy, sell, or refinance a home or commercial property in the state of Virginia, you may be required to complete one of a number of different inspections. These inspections are built to ensure that all parties are aware of exactly what conditions are present in and around the property so that any problems can be addressed and the process can move forward.

Wood-Destroying Insect Inspections

In Virginia, one of the most commonly required real estate inspections is the NMPA-33, or Wood Destroying Insect (WDI) Inspection Report.

Structural damage to wooden areas including walls, floors, and foundation can have catastrophic consequences to the long-term stability of any home or business, and WDIs primarily exist to protect homeowners from buying homes with pre-existing damages that they (and even the home owners themselves) might not be aware of.

While these inspections are also commonly referred to as “termite inspections” in the real estate sector, the inspection is designed to identify evidence from any wood-destroying insect. While termites are the most common, the inspectors will also be able to identify evidence of carpenter ants, carpenter bees, powder post beetles, and old house borers - all insects known to cause significant damage to homes and other structures if they’re allowed to re-infest.
